I have always wanted Raised to be a place for the community to gather and make memories! And not just while getting doughnuts! When we’re not making doughnuts and cakes we would love to have our neighbors near and far, gather to celebrate the big and small moments that life brings us! We want this process to be straight forward and affordable. We just ask that you treat the space as you would your own so we can continue to offer our beautiful shop as a place for the community to gather!

The space is ideal for intimate/smaller sized groups:

  • Baby birthday parties

  • Adult birthday parties

  • Lunch/Dinner parties

  • Meetings

  • Game nights

  • Elopements/small wedding ceremonies

  • Photoshoots (mini sessions, products, etc)

  • Classes, got something to share with people? Use the space to host a class!


AMENITIES/RULES:

Max Capacity 30 standing/16 seated (children under one do not count)

The space is essentially "yours" for the time requested. We kindly ask that you treat our shop like your home and respect the rules and guidance expressed below.

Additional decor must be communicated ahead of time, and be approved (no nails or screws are allowed to hang items, we will provide approved tape if needed.) Note anything specific in the form below

No food & beverage restrictions. Bring it all in yourself or work with a local caterer to fulfill your needs. The front counter is a great space to set up warmers and food for guests to enjoy. Our neighbors are great options if you are looking to cater!

What is Included: let us know what you need and we can remove any furniture to the kitchen

  • Coffee machine/hot water

  • Filtered water spout on coffee bar

OUR RESPONSIBILITY:

  • Floors with be swept/vacuumed

  • Hand washing station is behind the counter

  • Access to 1 ADA restroom

  • Trash/recycle/compost provided

  • All counters will be cleaned and disinfected

  • Host will open the doors for you and come at the end to check you out of the space!

YOUR RESPONSIBILITY:

  • All waste is to be disposed of properly, in the appropriate receptacles provided

  • If alcohol is present, a **Banquet Permit is required, this is the guest’s responsibility and will be checked at the door

  • Please book the time you need for your event including the time it takes you to set up and break down your decor, supplies, etc.

  • You are responsible or your guests’ actions and any damages that occur

  • THE FRONT COUNTER GLASS IS VERY FRAGILE, SIGNAGE STATES DO NOT TOUCH GLASS, please ensure all your guests are aware of this

  • Rental agreement must be read and all terms must be agreed to via the request form.

  • The shop will not be left unattended during the duration of the event

PARKING:

  • Street parking is available in the area

  • There are several loading zones on 24th between Spring St and Union St

  • There is a garage on 24th with limited retail parking, 2 hour limit and some handicap spots are available

RATES:

RETAIL AREA/FRONT COUNTER

Flat fee of $400 per day (2pm-7pm) OR $100 per hour (if only 1-2 hours)

No kitchen access

Latest check out is 7pm, please have the space cleaned and be ready for check out by 7pm. If you end up being done early and want to check out, feel free to contact Mi Kim (number will be provided) and she can be there within 30 minutes. Other wise she will arrive promptly at 7pm to check you out of the space.

DAMAGES:

Any damages will be accessed at the end of the event during our check out procedures.

If the space is left dirty, there will be an additional cleaning fee of $100. Once again, please respect our shop and treat it as if it were your own. Leave it in the same condition as you found it.

RENTAL AGREEMENT

This Agreement for the rental of this venue is made on the date listed on the form by and between Mi Kim, the Owner and the Renter.

Whereas the Renter desires to temporarily rent, occupy, and make use of the Owner’s venue, located at 2301 E Union St. Suite L, Seattle WA 98122 and known as Raised Doughnuts LLC.

Whereas, the Owner agrees to such rental, occupation, and use in consideration of certain payments and covenants herein enumerated.

Now, therefore, the parties agree to the following terms and conditions:

1. This signed Agreement and a full payment of the total rental fee is required and must be received in advance to successfully reserve Renter’s date and time of event. The total rental fee amount excludes applicable charges or fees (if any) as provided under Section 6 and 8 below. Owner shall issue an invoice to Renter for payment via the email provided by Renter. Renter shall make full payment for the rental fee by credit/debit card only and receipt of such payment will be provided via email.

2. The Renter shall have access to and use of the venue from designated time on the rental form with 7:00 PM being the latest check out time. During the Access Period, Renter shall not leave Owner’s venue unattended at any time. Any set-up and tear-down must occur during the defined period. If tear-down and removal of Renter’s property is not completed by the end of the Access Period, Renter will be responsible for additional rental time.  Owner shall provide Renter with access to the building and will be present at the end of the event to inspect the space for damages with the Renter as described in Section 8 below.

3. The maximum capacity of the Owner’s venue is thirty (30) people. This includes all kids/toddlers. Children under the age one one will not be considered. In the event the Owner’s venue is occupied by more than thirty (30) people at any time during the Access Period, Owner in its sole discretion reserves the right to terminate the Agreement and cancel the event immediately without a refund of the rental fee.

4. Renter shall be responsible for returning the Owner’s venue in the condition in which it was received. Renter is responsible for property belonging to Renter, Renter’s associates, Renter’s invitees, guests, agents, subcontractors, and all other persons whatsoever who enter the venue during the rental period (“Renter’s Guests”). Renter shall remove all personal property, and other items that were not present in the venue when the Renter took control of it. Owner is not responsible for any property left behind by Renter and Renter’s Guests.  Renter shall dispose of all waste as instructed by the Owner in the proper receptacles.

5. The Owner’s venue includes the following:

·       Entire venue space (main floor, counter, behind the counter, and restroom facilities) excluding the kitchen

·       One (1) large table (10 seats available)

·       Three (3) small tables (6 chairs available)

·       Front Counter area/Coffee Bar area

·       Coffee machine/hot water

·       Filtered water spout on coffee Bar

·       Limited refrigeration space available for beverages

·       Ice machine

·       Trash, recycle, compost receptacle for disposal of all food, trash, and recyclables

6. Renter shall only use decorations that are pre-approved by Owner. Upon request, Owner will provide approved tape to Renter to affix decorations at inside the venue and must be properly removed by the Renter. Renter is prohibited to nail, screw, staple or penetrate items to the walls, brick, or any other surface of the venue. Decorations may not be hung from light fixtures, artwork, or other furnishings, unless otherwise approved by the Owner. Attaching decorations outside the venue is strictly prohibited. Decorations/signage which cause damage or require additional cleaning by the Owner will result in additional charges to the Renter.

7. All plans for use of Owner’s venue must be submitted for Owner’s approval (such approval to be granted or withheld in Owner’s sole discretion) prior to finalizing an Agreement. Renter shall use the Owner’s venue during the Access Period solely for the permitted purpose as agreed upon by the parties and for no other purpose without the prior written consent of Owner. Renter shall not use Owner’s venue to sell products or services similar to those sold by Owner, including but not limited to sale of doughnuts.

8. Upon Renter’s completion of his/her obligations provided herein, at the end of the event, the Owner shall complete the check-out procedures. If damages are present, Owner will use best efforts to determine cost of such damages at that time, and will be evaluated based on what is necessary to repair damages inflicted upon the venue by Renter and Renter’s Guests, whether such persons did so with Renter’s knowledge or consent. In the event Owner cannot reasonably determine the cost of damages at the time of check-out, Owner is within her rights to seek redress for damage caused by Renter and Renter’s Guests.  If the venue is left excessively soiled, Owner will charge Renter a one-hundred dollar ($100) cleaning fee. This will be determined at the sole discretion of the Owner during check-out. 

9. Renter will assume all responsibility for the conduct of all guests including but not limited to, littering and noise ordinance compliance. Smoking or drug use of any kind is prohibited inside or within twenty-five (25) feet of Owner’s venue. Renter and Renter’s Guests shall use the premises in a considerate manner at all times. Conduct deemed disorderly at the sole discretion of Owner shall be grounds for immediate expulsion from the premises and conclusion of the rental period. In such cases no refund of the rental fee shall be made.

10. In the event Renter needs to change the date of the event, Owner shall make reasonable efforts to support the new date and the rental fee received will be applied to the new date. The Renter further understands that any changes to the date of the event are not guaranteed.  In the event Renter needs to cancel the event, Renter must notify Owner immediately in writing (email permitted) no less than five (5) days prior to the reservation date to receive a full refund of the rental fee. Any notice less than five (5) days, seventy-five percent (75%) of the total rental fee will be refunded.

11. Renter will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that Owner may incur as a consequence of the actions of Renter or any of Renter’s Guests during the Access Period, and Renter shall indemnify and hold harmless the Owner, its management company, its staff, and agents working on its behalf from and against any and all demands, claims, actions, suits, judgments, costs, damages to persons and/or property, fines, losses, and other liabilities including reasonable attorneys’ fees arising out of or in any way related to  Renter’s use of the venue and the event, including claims for loss or damage to any property, or for death or injury to any individual.

12. The performance of this agreement by the parties is subject to an act caused by conditions beyond a party’s reasonable control (“Force Majeure Event”). The party suffering from the Force Majeure Event shall use reasonable efforts to mitigate against the effects of such conditions. Should the event be cancelled through a Force Majeure Event, all fees paid by Renter to Owner will be returned to Renter within thirty (30) days or Owner will allow for the event to be rescheduled, pending availability, with no penalty, and there shall be no further liability between the parties.

13. Owner reserves the right to cancel the Agreement for non-payment or for non-compliance with any of the terms as set forth in the Agreement. The rights of Owner as provided under this Agreement are in addition to any rights or remedies which may be available to Owner at law or equity.

14. This Agreement will be governed by the laws of the State of Washington without regard to its conflicts of law rules, and each party hereby consents to exclusive jurisdiction and venue in the state and federal courts located in Seattle, Washington for any dispute arising out of this Agreement.

15. Proper permitting for outside food or alcoholic beverages are required at check-in. Renter shall be responsible for obtaining appropriate permits for any and all applicable permits, including a Banquet Permit for alcoholic beverages (if applicable), and will provide a copy of such permit to Owner at the day of the event.

16. This Agreement may not be modified or amended except through express written agreement signed by the parties.
